Presenting an AFFORDABLE legacy investment opportunity, in the heart of Central Coast Wine Country! This amazing offering consists of twenty (20!) legal, buildable commercial/mixed-use lots (Tract 2995) in the downtown core of San Miguel. Located on Mission St, just a few blocks North of the historic San Miguel Mission, this property was thoughtfully designed around the creation of a new 'Downtown Plaza'. The project includes a pre-approved CUP (Conditional Use Permit) for attractive commercial/retail spaces, with a mixed-use element that allows medium density residential units thru-out the upstairs! The County of SLO may consider increased density of residential units (beyond just the upstairs) to accommodate market trends. Combining or reconfiguring lots to fewer, larger parcels is also an option. This bulk purchase = BIG SAVINGS, with all 20 parcels available here in bulk for only $36,500 per lot. The seller is also offering two smaller lot packages, of either 13 lots at $552,500 ($42,500/lot) or 7 lots for $297,500 ($42,500/lot) - see individual MLS entries for each. Invest in your future and help turn this historic town into the desirable bedroom community of the Paso Robles' that it deserves to be! Great 1031 Exchange opportunity for a land hold.
